Building features
Construction permit for Nõmme tee 70 was issued in January 2023 and construction works will begin in February 2023. The completion of the building is planned into 2024 Q1 and first home owners will move in. Construction company is 1Partner Ehitus.
Energy class
The building is assigned to the highest A energy class.
Smart solutions
The technical systems in each apartment is pre-set for the automated management of heating and ventilation. The temperature in each room (and the speed of ventilation throughout the apartment) can also be adjusted using a remote control. The apartment is fitted with a video intercom system. The monthly reading of electricity as well as hot and cold water meters is fully automated. The system forwards the data directly to the building’s administrator.
Load-bearing structures
The building stands on pile foundation. Hollow concrete blocks are used for the construction of the load-bearing walls of the building. The ceilings and roof of the building are made of hollow concrete panels or monolithic reinforced concrete. Balconies and stairs are made of prefabricated reinforced concrete elements.
Apartment walls & ceilings
The exterior walls and load-bearing interior walls of the apartments will be masonry made of hollow blocks and the cavities in them will be filled with concrete.
The non-load-bearing interior walls separating the rooms of the apartments will be constructed as lightweight, single-ply walls on a metal frame using extra hard gypsum board. The non-load-bearing internal walls of the wet rooms of the apartments will be constructed as lightweight single-ply walls on a metal frame with impermeable gypsum board. Wool filling is used for the lightweight walls. Reinforcing plates are added to lightweight walls for locations intended for furniture installation.
The interior ceilings of the apartments are hollow panels with finishing Single ply gypsum board lightweight ceilings on a metal frame will be constructed in rooms where technical installations call for it (wet rooms and in certain parts of the living quarters).
Apartment features
Balconies
The balconies are intended to come with a clean concrete surface. It is possible to cover the balconies with wooden decking. The balconies have steel railings and sun screens (where designed). Each balcony is also fitted with a light fixture and a strong current socket.
Façades and roofs
The façade combines three different materials – wood cladding, plaster and clinker panels. The building has a flat roof, the impermeability of which will be ensured with double SBS roofing
Windows
The apartment building will be fitted with triple-glazed wood-aluminium or wood windows. Windows come with enhanced sound insulation. The external doors of the apartments will be metal. Interior doors will depend on the interior finishing package.
Interior finishing of apartments
The interior finishing of the apartment will be complete based on the specific interior finishing package chosen by the client and following the details shown on apartment plans, unless otherwise specified (including tiling, sanitary installations, connections, etc.). Paint will be used to finish dry rooms, while wet rooms will be finished with ceramic tiles.
Terraces
The terraces will be covered with timber boards. Each terrace is also fitted with a light fixture and a strong current socket.
Heating and ventilation
Heating & cooling
The primary energy source for heating and cooling the apartment building is the eco-friendly geothermal heating with the lowest fixed costs. The piles of the building are activated to draw both heating and cooling energy from deep beneath the surface level. A hydronic floor heating system will be installed in the floors of the apartments to serve as an energy carrier. The floor is used for heating in winter and for cooling in summer. Cooling rooms through the floors ensures better indoor climate and is more user-friendly than a classic cooling system, where cold air is blown into the rooms to cool them down.
Since solar panels are installed on the roof of the building, the energy needed to cool the building on sunny days is essentially free. A thermostat on the wall is used to adjust room temperature. For single-storey apartments the collector cabinet is located in the wardrobe, for two-storey apartments the collector cabinet for the first floor is located in the first floor wardrobe and the collector cabinet for the second floor in the second floor wet room.
As an alternative energy source, a gas boiler has been fitted in the building to supply the necessary heat, even in extreme cold or in the event of a power outage.
Ventilation
Every apartment comes with an autonomous forced ventilation system with heat recovery, which allows the apartment owner to set their preferred ventilation programme. This ensures optimal energy consumption and a good indoor climate. The ventilation installation is located behind the wet room or hallway ceiling. Separate piping is designed for exhaust air from the stove hood.
Water and electricity
Water & sewerage
The apartment building is connected to the central water and sewerage system. Hot water will be produced in a local heating station, using geothermal energy as much as possible. Every apartment has a separate water meter which will be read automatically.
Weak current
Apartments come with a weak current cabinet and communications socket to support connection to a communication service provider. The apartments are fitted with a video intercom system.
Electricity
The apartment building is connected to the central electricity grid, ensuring regulated electricity service. As an alternative electricity source, the design includes solar panels on the roof of the building, which will reduce apartment owners’ electricity costs.
The switchboard is located in the hallway wardrobe. Socket and lamp switches have been installed in the apartment. Recessed lighting fixtures are installed in the hallways and bathrooms. Every apartment has a separate electricity meter which will be read automatically.
Charging stations for electric cars
Cable conduits are installed to ensure readiness for the construction of charging stations for electric cars. The electrical connection of the building and the main cable can accommodate up to six charging stations.
For the future, a reserve electrical conduit is installed between the connecting switchboard and the main switchboard to allow for an additional power cable to be added, if necessary, and to increase the capacity of the electrical connection.
Part of the building
Courtyard area
The layout of the courtyard area of the buildings at Linnu Kodud can be seen on the site plan. The edge of the plot adjacent to Nõmme tee and Linnu tee will be lined with a picket fence and any existing fences will also be replaced by picket fences. There are two pedestrian gates on the side facing Linnu tee and another pedestrian gate and an automatic sliding gate for cars on the side facing Nõmme tee.
The courtyard area is enclosed and protected. Unauthorised persons will have no access to it and there is also a playground for toddlers on the corner of the property marked on the site plan, as well as an external bicycle park and an indoor communal storage area.
The landscaping of the building is included in a separate design but can also be seen on the site plan.
Storage areas
Storage areas will be constructed using hollow concrete blocks. The floor of the storage area will be made of concrete. There is a lockable door to every storage area.
Waste handling
The apartment building used a shared waste management system.
Roads & pavements
Parking spaces will either be covered with grass pavers or asphaltic concrete. The grass and vegetation used for green areas will depend on the design documentation.
The developer has a right to deviate from the construction project to an extent, which does not change basic and functional solutions and reduce details, equipment/machinery, for the entire building or its individual parts durability (so called non-significant deviations), which according to developers best understanding contributes to the building’s more optimal completion or ensuring the quality of the building. All deviations will be fixed in project materials.
